Tenant improvement electrical
On a TI build-out the electrical scope sits between the landlord's existing base building and whatever the incoming tenant actually needs, and the gap between those two is where most of the cost and most of the surprises live.
From demolition to final trim
We take the full electrical scope: stripping out what the previous tenant left, new distribution and subpanels, lighting and controls, power and data rough-in, mechanical equipment connections, and device trim at the end. We read the drawings properly before starting and raise conflicts while they are still cheap to fix, which on a TI usually means before the ceiling closes. Where the base building turns out not to match the drawings, which is common in older stock, we tell you immediately rather than absorbing it quietly and arguing about it later.
Working to the programme
A TI runs on a fixed programme with a lease date at the end of it, and electrical is scheduled against every other trade. Being a week late on rough-in pushes drywall, inspection and finish a week each. We plan our sequence around the other trades rather than expecting them to work around us, and we tell you early if something upstream is going to affect our dates. If access is restricted to evenings or weekends because the building is occupied, we plan for that from the start rather than treating it as an exception.
Offices, retail and specialist suites
Different tenants bring genuinely different scopes. An office needs dense power and data with flexible furniture feeds. Retail needs display lighting, signage circuits and point-of-sale power. A medical or dental suite brings equipment circuits, dedicated grounding and specific requirements around patient care spaces. A kitchen brings heavy equipment loads and its own ventilation interlocks. We will tell you plainly which of these we are set up for and how the scope differs before you rely on a number.
Common questions
Can you price from a landlord's base-building drawings?
We can, but we will flag the assumptions. Base-building drawings in older stock frequently do not reflect what is actually in the space. Where we can survey before pricing, the number is far more reliable. Where we cannot, we will tell you which parts of the price carry risk rather than burying it.
Do you work evenings and weekends on occupied buildings?
We plan the schedule around the building's constraints and will discuss out-of-hours working where the access requires it. It needs to be agreed at the start rather than assumed, because it affects both the programme and the price.
Who is responsible for the permit on a TI?
It depends on how the project is set up and who holds the general contract. We will confirm in writing who is pulling what before work starts, so there is no gap between the trades. Tell us how the project is structured and we will fit into it.
